Punch List Management:
Job Overview:
We're looking for a detail-oriented, proactive Construction Assistant - Punch and Warranty Specialist to join our team. This role involves managing punch list items and warranty service requests, helping to make sure our projects meet quality standards. You'll work closely with project managers, construction coordinators, subcontractors, and homeowners to handle post-construction issues, conduct inspections, and see that warranty claims are resolved quickly and smoothly.
Key Responsibilities:
- Walk through completed projects with the construction team to identify and document any final repairs or touch-ups needed.
- Coordinate with subcontractors and vendors to complete punch list tasks promptly, and inspect finished items to confirm they meet our standards.
- Keep the job site tidy during and after scheduled punch work.
- Be the main contact for homeowners with warranty questions and requests.
- Process, prioritize, and coordinate warranty claims, scheduling repairs as needed and keeping homeowners updated.
- Follow up after warranty work is done to make sure the homeowner is satisfied.
- Keep organized records of all punch and warranty requests, including photos, inspection notes, and communication logs.
- Update project managers and other team members on the status of punch list and warranty items.
- Track open claims to help ensure they’re handled quickly.
Quality Assurance and Customer Service:
- Inspect completed work to catch potential issues and ensure everything aligns with company standards.
- Provide great customer service, addressing homeowner concerns and escalating complex issues as needed.
- Set up floor and dust protection as required.
- Perform light carpentry work like installing hardware and trim adjustments for punch and warranty tasks.
- Help with receiving and transporting cabinets and other shipments as needed.
- Keep your assigned vehicle, tools, and a small supply of hardware items in good order to reduce unnecessary trips.
- Maintain accurate time and job cost records.
- Work closely with project managers and construction coordinators to ensure punch and warranty items are fully completed and signed off.
- Attend scheduling meetings and participate in training as needed.
Qualifications:
- Associate's or bachelor’s degree in construction management or related field preferred.
- 1+ years of experience in construction, warranty service, or a related field.
- Basic understanding of construction processes, tools, and materials.
- Strong organizational skills and attention to detail.
- Good communication and people skills.
- Ability to manage multiple tasks effectively.
- Valid driver’s license.
Physical Requirements:
- Ability to stand, walk, and navigate construction sites for extended periods.
- Comfortable with occasional lifting, bending, and other physical demands of the job.
