JOB DESCRIPTION

JOB TITLE: Superintendent

NORMALLY REPORTS TO: Project Manager

Superintendents, Subcontractors, Local

JOB OBJECTIVE: To provide on-site coordination for all phases of construction projects, including coordinating with project managers, subcontractors, vendors, suppliers, delivery of materials and equipment, to guarantee that specifications are being strictly followed, and work is proceeding on schedule and within budget. Resulting in a timely completion of the project in strict accordance with plans, specifications, and local codes.

Project Superintendent shall enforce schedule for all subcontractors, consultants, and vendors, as well as ensure their completion of work within time allowed. The Project

Superintendent shall be responsible for the coordination of work directed in the field, verify work is performed in accordance with plans and specifications. Conflicts or revisions to the plan shall be communicated with the project team (i.e. superiors, architect, engineer, consultant, owner) for mutual resolution, prior to execution of work that deviates from the approved plans. The Project Superintendent shall establish and enforce job site quality control programs to ensure quality completion of construction. The Project Superintendent does not have authorization to engage in monetary agreements (subcontracts, change orders, work authorizations). All request for monetary agreements must be communicated to the project manager for consideration prior to work performed.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Superintendent:

  • Coordinating with Project Manager to schedule project Kick-off Meeting o Establish Final Floor Elevation for main level o Utilize zip level to establish FFE o Preconstruction meeting with grader (site plan as reference), PM, foundation contractor, framing contractor and client

o assist with permitting as needed

  • Coordinating with PM in setting and establishing the schedule at the beginning of the project.
  • Maintain and Update the schedule daily coordinating weekly review with PM and updating in Builder Trend o Inspections to be coordinated with County/City. To enforce the schedule for subcontractors and hold subs accountable. o Assign task or “to do’s” in Builder Trend to Subcontractors or Vendors as it pertains to their scope providing timelines of completion to hold accountable to timeline o Utilize PM as needed if subs are not responsive
  • Enforcing construction schedule to laborers, subcontractors, consultants, and vendors in critical path to ensure timely completion. o Ensure all construction meets Osada Standards o Wood HVAC vents, Solid Pipe vs Perf pipe from gutters, insulated crawl spaces with drains/sump pump, Schluter tile systems dropping trusses for curb-less transitions in master showers, (NO T-molding), no shoe molding, etc….
  • Walk all projects daily or at minimum of every other day to monitor activities and assist in future planning. o Maximize time management and understand that a phone call or video conference can be just as effective as a face to face meeting with subcontractors verifying when onsite at next visit
  • Minimize running material for subcontractors o Proper planning and takeoff will ensure subcontractors have all materials needed when they arrive onsite o There may be times required to get material to keep project on schedule use as a training opportunity for subcontractor to change habits and make them better prepared in the future
  • Ensure all construction is in accordance to the details of the plan, specifications and building code
  • Assist Project Manager with schedule by looking ahead and coordinating with subcontractors and vendors in future planning to stay three weeks ahead of timeline and upcoming events.
  • Coordinate materials on the jobsite per the schedule to keep subcontractors on schedule o Coordinate take-offs of materials utilizing Plan Swift in collaboration with Project Manager and vendors verifying quantities o Materials to be protected and kept orderly. o Return excess materials in a timely manner and notify PM of returns for negative purchase orders for credit.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Hold subcontractors accountable in correcting all deficiencies identified through the scope of a project.
  • Pull tape measure often o Verify general dimensions, dimensions of footers, foundation, framing, ensuring plumb and proper framing within proper tolerances, all door openings, window openings, fireplace clearances, openings and ventilation, and coordination of all door and window openings per schedule. Properly locate MEP locations, verifying cabinet and appliance layout, coordinate ordering and location of fireplace, plumbing rough-in valves, electrical rough-ins, gas stub outs, windows, garage doors and interior door orders
  • Protect: tubs, showers, cabinets, floors, fireplaces, counter tops
  • Maintain dry crawlspace and basements with dehumidifiers and temp vapor barriers
  • Once in the dry keep the house dry and make sure water management plan is implemented and there are no failures
  • Coordinate with grader and site plan to manage water away from the house as the project progresses through the different phases of construction
  • Weather delays to be documented vis daily logs in Builder Trend
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Coordinate MEP walk through with Project Manager Client and Plumbing,

Electrical, and Mechanical Contractor o Provide plumbing list, electrical requirements and mechanical prior to meeting o Ensure cabinet layouts are verified and a laid out prior to meeting

  • Pull product specs and install instructions as needed to ensure subcontractors install properly and in accordance to manufacture specifications
  • Implement all change orders that are approved in accordance to the specification of approved change. o Do not start any work on change orders until approved or authorized by PM o If client request changes onsite, please direct client to request change through change order request in Builder Trend o Project Manager will collect information and submit change order for approval o Superintendent may be asked to assist in obtaining pricing from vendors or subcontractors
  • Direct all subcontractor change orders to Project Manager for approval
  • Effectively communicate with project managers via Builder Trend, Text, Email or Phone as required.
  • Coordinate required inspections with local jurisdictions.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • identify conflicts in construction documents and communicate them to project manager and subcontractors for resolution.
  • Taking weekly progress photos of jobsite and updating via daily log in Builder

Trend

  • Update daily notes as they pertain to the project reflecting updates and necessary communication. o Discerning when to utilize:

- Internal daily notes restricted to only Osada personnel
- Client daily notes for both Osada personnel and client to view
- Subcontractor daily notes for Osada personnel and all

Subcontractors to view

- or Combination of all three.

  • Perform Superintendent duties at multiple job sites, simultaneously.
  • Report non-compliance to project manager in regards to quality of work or scheduling.
  • Ensure that the job site is always kept in a clean and organized manner. o Maintain 2-3 trash cans on the job site
  • Perform job progress and completion punchlist identification and completion.
  • Implements project punchlist o Coordinate One week from client turn-over date, meeting with PM,

Superintendent, Warranty and Management to walk the home and create closeout list. o Minimize the number of items that are turned over to warranty punch list and resolve any concerns prior to identification by client. o Verify and Check-off Punchlist tasks in Builder Trend as completed ensuring subcontractors, vendors, or Osada personnel complete as assigned.

  • Review any remaining to do items as identified in internal walk, NC Greenbuilt final inspection, and/or building final inspection
  • Assist in coordinating Client Turn Over Walk o Introduce 90 day punchlist process and warranty process

Secondary Functions:

  • Assist in obtaining permits or approval of revisions.
  • Identify areas of work that are outside of subcontracted scope.
  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.
  • Assist in hiring sub-tier employees.

PHYSICAL REQUIREMENTS:

  • Lifting 20-pound objects constantly; 50 pound objects frequently; and 100-pound objects occasionally are required

  • Crouching, kneeling, reaching and grasping objects
  • Hearing: perceiving the nature of sounds with or without correction

ATTENDANCE REQUIREMENTS: Attendance on a regular, consistent basis is
mandatory, including arriving at the time scheduled by your supervisor daily.

The Superintendent position is a salaried position based on 40 hours a week but hours can vary based on need of the project. Workday can start as early as 7:00am and end as late as 7:00pm with computer work, text or emails, in the evenings determined by the needs of the individual job requirements. Commitments to long hours of work when necessary to reach goals is imperative for success. This is balanced out by flexibility of schedule, when the job is on track there will be some shorter days to take advantage of and ultimately will be rewarded by the profit sharing program.

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
